How Property Managers Can Prevent Pest Problems Between Tenants

Managing rental properties comes with a long list of responsibilities, and pest prevention is one that can easily get overlooked between tenants. A property can look clean and ready for the next resident while still having conditions that attract ants, cockroaches, rodents, termites, mosquitoes, or other pests.

At Aiery Pest Control, we work with property owners and managers throughout Northeast Florida, and we know that preventing a pest problem is much easier than dealing with a serious infestation after a new tenant moves in. A thorough turnover process gives property managers an opportunity to identify potential problems, correct conditions that attract pests, and schedule professional service when needed.

Why the Time Between Tenants Matters

The period between tenants is one of the best opportunities to inspect a property for pest activity. With the previous resident moved out, maintenance and cleaning teams can access areas that may have been difficult to inspect while the property was occupied.

This is the time to look beyond whether the property simply appears clean. Check cabinets, closets, garages, attics, crawl spaces, utility areas, patios, exterior walls, and other areas where pests may find food, water, shelter, or an easy way inside.

The U.S. Environmental Protection Agency recommends that housing managers incorporate pest inspections into unit turnover because identifying problems before a new occupant moves in can help prevent infestations from becoming established. See the EPA’s housing-manager resources for additional guidance.

Look for Signs of Pest Activity During Every Turnover

Property managers do not necessarily need to see a live pest to know that something may be wrong.

Cockroach droppings, shed insect skins, ant trails, rodent droppings, gnaw marks, damaged packaging, nesting material, unusual odors, termite wings, mud tubes, or damaged wood can all indicate pest activity.

Pay particular attention to kitchens, bathrooms, laundry areas, garages, attics, storage spaces, and areas around plumbing. These locations can provide the moisture and shelter that many common Florida pests need.

If you find signs of activity, it is better to investigate before the next tenant moves in rather than assuming the problem will disappear on its own.

Check for Water and Moisture Problems

Water is one of the biggest factors that can contribute to pest activity.

During a turnover inspection, look for leaking faucets, plumbing problems, condensation, standing water, clogged gutters, drainage problems, and moisture around appliances. Even a small leak can create an attractive environment for pests.

The EPA recommends addressing leaks, standing water, condensation, and other moisture sources as part of an effective integrated pest management approach. Its pest control resources for housing managers offer additional information about prevention and property maintenance.

This is also an area where pest control and property maintenance overlap. If we identify conditions that could contribute to pest activity, correcting the underlying maintenance issue can be just as important as treating the pests themselves.

Seal the Places Pests Use to Get Inside

A property does not have to have a major structural problem for pests to find their way inside.

Small gaps around doors, windows, utility lines, plumbing penetrations, vents, screens, and other openings can provide entry points for insects and rodents.

Property managers should inspect these areas during turnover and make repairs when necessary. Door sweeps, properly sealed windows, intact screens, and sealed utility penetrations can all make it more difficult for pests to enter.

This is particularly important for rental properties that sit vacant between tenants. An empty property can still provide food, water, and shelter for pests, even when nobody is living there.

Keep Kitchens Clean and Dry

Kitchens are one of the first places we recommend checking during a turnover.

Look inside cabinets and drawers for crumbs, grease, food residue, droppings, or other signs that pests may have been feeding. Appliances should also be checked because food particles can accumulate underneath and behind refrigerators, ovens, dishwashers, and other equipment.

Garbage areas deserve attention as well. Trash should be removed completely, and bins should be cleaned when necessary.

Keeping a property clean does not guarantee that pests will never appear, but eliminating available food sources makes the property less attractive to many common pests.

Do Not Forget the Exterior

Pest prevention does not stop at the front door.

Overgrown vegetation, excessive mulch, standing water, outdoor trash, clogged gutters, and debris around the structure can create conditions that encourage pest activity.

During turnover, property managers should walk around the exterior and look for areas where pests may be living or gaining access to the building. Pay attention to areas around foundations, doors, windows, utility entrances, patios, garages, and exterior storage areas.

Landscaping should also be kept under control so that vegetation does not create unnecessary contact with the structure.

Be Especially Careful With Vacant Properties

A vacant rental property can still develop a pest problem.

Without regular occupants, small signs of activity may go unnoticed for weeks. A leaking pipe, standing water, damaged screen, or small entry point can remain unresolved until the next tenant arrives.

For properties that sit vacant for extended periods, regular inspections can be valuable. Property managers should make sure maintenance teams or property representatives know what signs to look for and have a clear process for reporting potential pest problems.

Regular professional service can also provide another layer of protection for properties that need ongoing monitoring.

Have a Plan for Reporting Pest Problems

Communication is an important part of pest prevention.

Property managers should make it easy for tenants to report pest sightings, moisture problems, leaks, or other conditions that could contribute to an infestation. Waiting for a tenant to submit a formal maintenance request after seeing pests repeatedly can allow a small problem to become much more difficult to address.

It is also helpful to keep records of pest complaints and treatments for each property. This can help identify recurring problems and determine whether a particular unit, building, or area requires additional attention.

The EPA’s housing-manager guidance emphasizes monitoring, communication, documentation, and cooperation between residents, maintenance staff, property managers, and pest management professionals as important parts of an effective integrated pest management program.

Schedule Professional Pest Control Between Tenants

Cleaning and maintenance are important, but they are not always enough to identify or prevent every pest issue.

A professional pest control inspection can provide another level of evaluation during the turnover process. At Aiery Pest Control, we take a targeted approach based on the property, pest activity, and conditions we find rather than assuming every property needs the exact same treatment.

We offer one-time treatments as well as monthly, quarterly, and annual pest control services, allowing property owners and managers to choose a service approach that fits the property and its needs. You can learn more about our options on the Aiery Pest Control website.

For rental properties, recurring service can be particularly useful when the goal is prevention rather than waiting until a tenant reports an infestation.

Pay Attention to Termites

Termites deserve special attention in Northeast Florida because they can cause damage without being obvious to the property manager or tenant.

During property inspections, look for signs such as discarded wings, mud tubes, damaged or hollow-sounding wood, wood dust, or other indications of termite activity. However, the absence of visible signs does not necessarily mean termites are not present.

We provide termite control and prevention services for drywood and subterranean termites, along with termite inspection and protection options. Learn more about our termite control solutions.

If a property has a history of termite activity or the owner wants ongoing protection, a professional termite program may be worth considering rather than waiting until visible damage occurs.

Make Turnover Part of Your Pest Prevention Strategy

The best time to address a pest problem is before a new tenant moves in.

A good turnover process should include cleaning, maintenance, exterior inspection, checking for moisture, looking for pest evidence, sealing potential entry points, and addressing conditions that could attract insects or rodents.

Professional pest control can then be incorporated into that process when the property needs treatment, monitoring, or ongoing prevention.

At Aiery Pest Control, we understand that property managers need dependable service and clear communication. We are a family-owned pest control company serving Northeast Florida, and we use an integrated pest management approach to create solutions around the specific property and pest problem. Meet Kwari Stevens, Pest Control Specialist

Kwari Stevens
Pest Control Specialist

Kwari has always had a keen eye for detail and a natural fascination with the insect world. What started as a genuine curiosity about how insects interact with their environments eventually became a career in pest control.

For Kwari, understanding pests goes well beyond simply knowing what an insect looks like.

He is interested in their behavior, movement patterns, biology, and the ways different species adapt to their surroundings. That curiosity has become an important part of the way he approaches his work in the field.

When Kwari arrives at a property, he isn’t simply looking for the pest that a customer has noticed. He wants to understand what is happening around the property and why the pest may be there in the first place.

Looking at Pest Control Like a Puzzle

One of the things that makes Kwari such a valuable member of our team is the analytical way he approaches pest problems.

A pest infestation doesn’t always happen for an obvious reason. There may be food, moisture, shelter, entry points, nesting areas, landscaping conditions, or other factors contributing to the activity.

Kwari likes to put those pieces together.

Where are the pests coming from? What are they looking for? How are they moving through the property? Where could they be nesting or entering the structure? What conditions could be encouraging their activity?

By thinking about those questions, he can help us better understand the situation rather than simply focusing on what is immediately visible.

That fits perfectly with our approach at Aiery Pest Control. We specialize in customized pest control and integrated pest management because we believe every property and pest problem deserves individual attention. The U.S. Environmental Protection Agency explains that integrated pest management uses information about pest life cycles and their interaction with the environment to help determine appropriate management strategies. Understanding the Science Behind the Problem

Kwari’s fascination with insects gives him a unique perspective when working with homeowners and businesses.

Different pests behave differently. Ants, cockroaches, termites, mosquitoes, rodents, spiders, and bed bugs all have their own behaviors and environmental preferences.

Understanding those differences can be important when determining what is happening at a property.

Our goal isn’t to treat every pest problem exactly the same. We want to understand the situation, identify the pest, consider the conditions contributing to the activity, and determine an appropriate approach.

Kwari’s interest in pest biology makes him particularly well suited to that process.

A Passion That Goes Beyond Pest Control

Kwari’s interest in animal behavior doesn’t end when he leaves work.

Outside of pest control, he enjoys learning more about animal behavior, staying active through martial arts and fitness, and spending quality time with his family.

That natural curiosity is one of the things we appreciate most about Kwari. He genuinely enjoys learning about the world around him, and that curiosity carries over into his work.

For someone whose career involves understanding insects and other pests, having a genuine interest in animal behavior can be a pretty useful quality.

Meet Rose Tupper

Rose Tupper
Aiery Pest Control & Tupper’s Turf Office Assistant

While Kwari spends much of his time in the field, Rose plays an important role behind the scenes.

Rose assists with bookkeeping, daily office operations, social media, and occasional field and technical support. She’s one of the people helping keep things moving from the office while also jumping in wherever she can help the team.

Her role gives her a little bit of everything, which suits her personality perfectly.

Rose enjoys learning new things, being involved in the community, working on creative projects, and getting the opportunity to experience nature up close.

A Family Business Connection

Rose has an especially interesting connection to the business.

She has been around Tupper’s Turf since she was a young kid, helping with the family business long before joining the team in her current role.

That history gives her a unique perspective on what it means to be part of a local family business.

She’s seen the work, the people, the customers, and the day-to-day effort that goes into building relationships in the community. Now, she brings that experience into her work with Aiery Pest Control and Tupper’s Turf.

For us, having people who understand the importance of community and relationships is incredibly valuable.

Rose in a Nutshell

If you asked Rose to describe herself, you’d probably get quite a list.

She’s a nature lover, blogger, creative, gamer, cat person, and Halloween enthusiast.

She’s also someone who enjoys finding ways to learn something new or create something of her own. Whether she’s working on social media, helping around the office, supporting the team in the field, or diving into one of her personal interests, Rose brings a creative energy to the business.

And then there’s Mouse.

Rose and her cat, Mouse, actually share the same birthday.

We think that’s a pretty fun fact and a perfect example of the kind of personality Rose brings to the team.

Her Favorite Part of the Job

One of Rose’s favorite parts of working with Aiery Pest Control and Tupper’s Turf is getting to see nature up close, learn new things, and be involved in the community.

That connection to nature is something we think fits naturally with what we do.

Pest control isn’t just about insects and treatments. It’s about understanding the environment around a property and finding ways to manage pest problems while being thoughtful about the people, homes, businesses, and communities we serve.

Rose’s curiosity and willingness to keep learning are a great fit for that environment.

Two Different Roles, One Great Team

Kwari and Rose may have very different roles within our company, but they have something important in common.

They are both curious.

Kwari’s curiosity leads him to study pest behavior, insect biology, movement patterns, and the conditions that can contribute to pest activity.

Rose’s curiosity leads her toward nature, creativity, technology, social media, gaming, and learning new things.

That curiosity helps make our team stronger.

At Aiery Pest Control, we are a family-owned company serving Jacksonville, Duval County, Nassau County, Fernandina Beach, Callahan, and surrounding communities. We provide customized pest control solutions for residential and commercial customers dealing with common pests such as ants, cockroaches, rodents, spiders, mosquitoes, termites, and bed bugs.
